People who want real square footage and original detail without the Pacific Heights price — including first-time buyers stretching for a house over a condo and anyone who doesn’t mind, or actively likes, the marine layer. It rewards the buyer who plans to stay: the housing stock is solid and the neighborhood is quietly self-sufficient.
A closer look
That “the Richmond” is one market. It isn’t. Lake Street, the blocks near the Presidio, Central Richmond, and the deep outer avenues toward the ocean price very differently — for fog, for light, for proximity to the park and the commercial corridors. Buyers also underweight how much the fog varies street to street, and how much that shows up in day-to-day livability.
