The view premium. Two homes a block apart can carry wildly different prices for sightlines that read identically in photos — until the fog comes in or a neighbor’s roofline cuts the bay. Buyers also conflate the prestige of the name with the value of the lot: a marquee address on a dark, north-facing parcel is not the same asset as a sunnier one two streets over.

What I watch in the comps

The actual sightline at different times of day, not the listing adjective. Light and exposure, parking and garage access (scarce and price-moving here), the true condition behind a staged Victorian, and how long comparable trophy homes actually took to sell. On a market this thin, one or two recent comps can distort the read — I weight them carefully rather than taking the last sale as gospel.
