What is a home valuation?
A home valuation is an informed estimate of what your property may sell for in today’s market. It can help you think through timing, a possible sale, or simply what to do next — without committing you to anything. It is not a certified appraisal.
How is my home’s value actually calculated?
Nader estimates value by comparing genuinely similar recent sales and adjusting for the details of your home and today’s market. He also starts by understanding why you’re asking and the timing you have in mind, so the read supports the decision you actually need to make.
How accurate are online estimates like Zestimate?
Online estimates are useful starting points, but they’re models, not walk-throughs. They can miss renovations, condition, light, views, and San Francisco’s block-by-block differences, so they should not be the only number used to make a pricing decision.
What’s the difference between a CMA and an appraisal?
A Comparative Market Analysis (CMA) is an agent’s estimate of likely market value based on comparable sales and local conditions; an appraisal is a formal opinion of value from a licensed appraiser, often ordered by a lender. A CMA informs a pricing conversation, while an appraisal serves a separate lending or legal purpose.
Will the assistant give me an exact number?
