Can we talk before I’m ready to buy?

Yes. An early conversation helps clarify your priorities, timing, and questions before you start touring. Bring a neighborhood, a saved listing, or simply an idea of what you want to change. There is no need to arrive with a finished plan.

What costs should I consider beyond the purchase price?

Consider financing, property taxes, insurance, maintenance, and any HOA dues, as well as the cash needed for closing. We can organize the property information and questions; your lender and other qualified advisers confirm figures specific to you. Any preliminary calculation is an estimate.

How do you decide what a home is worth offering?

We compare relevant recent sales with the home’s condition, layout, location, and the competition at that moment. List price is one piece of context. I explain a proposed offer and its terms so you can choose a limit that makes sense to you.

How do you help with disclosures and inspections?

I help organize the documents, identify questions, and coordinate follow-up with the appropriate professionals. We consider inspection findings, property history, and ownership responsibilities before you make decisions. An agent’s review does not replace a specialist’s inspection or legal advice.

What if I need to sell my current home first?

We plan the sale and purchase together, beginning with timing, financing, and where you would live between homes. The available options depend on your circumstances and the properties involved. We work through those dependencies before committing to a sequence.
